New Instruction – Energy Statement

Element Sustainability has been instructed by Rapleys a commercial property and planning consultancy to provide an Energy Statement to support the planning application for the proposed dwelling at Bedford Road, London. The proposed development which the energy statement must relate to comprises a one bedroom, two person unit contained within the rear part of the site. The scheme must be designed and specified to accord with the requirements of local planning policies and The London Plan.

The Energy  Statement will demonstrate a site wide 19% dwelling emission rate reduction beyond Part L Building Regulations through a combination of an enhanced building fabric specification (significantly beyond the regulatory compliance standard) and the inclusion of renewables. The merits of the enhanced building fabric specification will be assessed, an appraisal of the most suitable low/zero carbon technologies for the development will be included along with energy demand calculations for the site to demonstrate that the development proposals accord with the policy requirements.
