Circle Square 3 – BREEAM Design Stage ‘Excellent’

Element Sustainability were delighted to support the project team on Bruntwood SciTech’s No.3 Circle Square to achieve their target of securing a Design Stage BREEAM ‘Excellent’ rating.

The development, located in central Manchester within the Oxford Road Corridor innovation district, comprises a new, high specification workspace providing world-class office space over fourteen floors totalling 267,000 sq ft, arranged around a central core.

No.3 Circle Square follows in the footsteps of Bruntwood SciTech’s now fully occupied No.1 and No.2 Circle Square, which have welcomed businesses including Roku, Autocab – recently acquired by Uber, Hilti and Bosch.

Businesses based at Circle Square benefit from being part of one of Manchester’s fastest growing digital tech communities, at the heart of Manchester’s innovation district which provides access to world class research and development facilities and the city’s extensive network of higher education institutions, including the University of Manchester and Manchester Metropolitan University.  

Key sustainable design features of the scheme include:

  • Low energy design approach, with solar panels and air source heat pumps – a sustainable alternative to gas boilers.
  • Sustainable transport prioritised throughout, with the development situated only a short walk from the city’s main transport hubs, and direct access to one of Europe’s busiest bus routes and the city’s main cycle network. Plus, high quality amenities inside No.3, including a cycle hub and shower facilities to promote active travel to and from work
  • Symphony Gardens, a new landscaped space designed to complement Symphony Park and increase biodiversity in the area.
  • A sustainable approach to building material specifications has been prioritised by undertaking whole life carbon analyses.
  • A Life Cycle Assessment has been undertaken in order to allow the specification of construction materials with lower embodied carbon.

The assessment achieved a score of 78.8% at Design Stage, which represents a robust ‘Excellent’ rating score, and demonstrates the commitment to sustainability measures which were at the forefront of the building design.

Element Sustainability look forward to working with the project team throughout the construction phase and secure the targeted BREEAM ‘Excellent’ rating at PC which is anticipated to complete in  Spring 2025.
