New Instruction – Energy Demand Calculations, Code Pre-Assessment and Sustainability Statement

Element Sustainability has been instructed by CJ Partnership, Environmental Architects, to complete energy demand calculations, a Code for Sustainable Homes (Code) pre-assessment and a sustainability statement to support the planning application for the proposed large new build single dwelling, Eagle House, Bamford.

The proposed dwelling is to be located within the Green Belt, therefore, the following statements and assessments will support the case that the proposals are to be considered as  ‘very special circumstances’ by the Local Planning Authority.

SAP calculations will be completed to determine the optimal material and M&E specification for the dwelling in terms of both technical feasibility and commercial viability. This will then inform the Code energy credits that may reasonably be achieved.

 

A Code for Sustainable Homes Pre-Assessment report will be completed to determine the potential and viable credits that may be awarded for this scheme. From this the Code score will be established, Code level 5 is the target rating to be achieved.

 

The sustainability statement will incorporate information contained within the Code pre-assessment report along with the agreed energy performance (SAP) data within a brief energy statement. The proposals will be appraised and reviewed against the local authority planning policies to demonstrate that the dwelling will meet/exceed the Councils requirements.
