The re-development of an iconic Manchester building

Element Sustainability have been working behind the scenes on the redevelopment of one of Manchester’s most iconic buildings, know and the Toast Rack at the Hollings Campus. The proposals are to refurbish and re-use the 1960s Grade II listed Hollings Park Campus buildings into a mixed-use scheme comprising a total of two hundred and ten residential dwellings, retail space and a gymnasium.

We have been involved with the project since concept design and have provided a holistic appraisal of the schemes environmental credentials within an Environmental Standards Statement for planning and will provide continuous support throughout the project. We will follow the scheme through to final certification and Building Regulations compliance.

Things are now progressing on site and we are now working with the design team on several different elements of this mixed-use scheme, as follow:

  • For the tender process, we have completed the Design Stage SAP models and calculations to demonstrate a compliant ADL1B solution for the refurbished apartments;
  • We will now liaise with the design team to provide a compliant BREEAM Domestic Refurbishment assessment strategy to achieve the require BREEAM ‘Very Good’ rating for the proposed refurbished residential apartments;
  • Our Licenced BREEAM Assessor is currently progressing with the Design Stage BREEAM Non-Domestic Refurbishment and Fit-Out assessment for the new Gymnasium, with a BREEAM target rating of ‘Very Good’;
