New Instruction – Sustainability Statement

Element Sustainability have been instructed by Rapleys a commercial property and planning consultancy to provide a Sustainability Statement for their latest scheme at Upper Tooting Road, London. The Statement will consider both the holistic sustainability of the scheme and detail the energy performance of the dwellings. The proposed development will comprise of eighteen new build apartments within two blocks.

A review of the Royal Borough of Wandsworth’s and the London Plan’s planning policies will lead the sustainability performance appraisal of the scheme. Developments of ten or more dwellings are classed as ‘major’ developments according to the London Plan, resulting in more stringent energy requirements to be applied. A 35% reduction in CO2 against the current Building Regulation, Part L (2013) criteria is required. The merits of an enhanced ‘fabric led’ solution plus photovoltaic array combined energy strategy will be assessed along with energy demand and emissions reduction calculations for the site to demonstrate that the development proposals accord with the current policy requirements.
